Business Lounge

Unique to Angel Court and as part of the amenity offer in the building, Level 7 will include a communal business lounge with a café and access to the garden terrace for all occupiers of the building.

The lounge will be run by the building lifestyle manager, who will offer concierge services to all occupiers, and include a café serving a selection of fresh food and drinks during the working day. The lounge will provide all occupiers the unique opportunity to use the south facing garden terrace.

Low-Energy Building

  • Proposed energy efficiency measures translate in building predicted to achieve and EPC rating of ‘B’. 2010 Part L2A minimum requirements regarding CO² emissions surpassed by 25%.
  • BREEAM 2014 ‘Excellent’ is targeted.
  • Efficient Lighting: T5 fittings with daylight and occupancy sensing and PIR control.
  • Variable Speed Drives to reduce pump and fan energy.
  • BMS energy monitoring to fully interrogate and optimise energy use.
  • Heat recovery on main ventilation plant to reduce energy use.
  • High efficiency boilers and chillers.
  • Future capacity to connect into district heating network.

CHP Low-Carbon Technology

Combined Heat and Power to generate on-site electricity and heating simultaneously reducing overall CO² emissions will be installed in the basement.

Structure

Approximately 60% of the existing concrete structure is retained including reuse of existing foundations, piles and perimeter basement walls. Steelwork structure will be provided from sustainable sources and will be capable of being recycled. Demolished concrete will be segregated from any contaminants for crushing and subsequent reuse.

New concrete will contain cement replacement materials with approximately 75% ggbs to maximise use of recycled materials in the structure.

Façade Engineering

The building incorporates high-performance façades with high-performance solar-controlled glazing [optimising useful daylight penetration whilst limiting solar gains], solidity [providing insulation], and shading elements [brise soleil fixed-frames to north, east and western façades and fixed horizontal brise soleil to south façade].

Water Harvesting

Rain water and grey water harvesting is incorporated to significantly reduce water consumption and green roofs for rain water attenuation, improved insulation and increased biodiversity. Low NOx boilers will be introduced to reduce impact on air quality.
